Ad Hoc is Europe's leading vacant property protection specialist, with a UK presence spanning 9 offices, which include: London, Bristol, Birmingham, Cardiff, Cambridge, Liverpool, York, Newcastle and Glasgow.   Our UK doors first opened in London back in 2006, where the scheme was endorsed by many Councils and Housing Associations, which soon went on to include NHS Trust, Police Constabularies, Developers, Healthcare providers and many more, giving us the means to expand significantly throughout the UK. 

Our licensee occupation model eliminates void periods and helps preserve the value and fabric of the asset by providing effective deterrent against squatting, theft, vandalism and many other anti-social issues, whilst providing affordable accommodation for working people and helping our clients financially. 

Using licensees to protect your property also has significant social value, with many benefits to the wider community in ensuring that the property isn’t left vacant and degrading the local area. Ad Hoc is a financially robust and well-governed organisation working to a clear set of Social Value Principles and a proud founding member of the PGPA (Property Guardians Providers Association). We are also fortunate that one of our Directors’ sits on the Board for the PGPA, such is our commitment to driving standards in the industry forward. With the expert knowledge of our people, this makes us flexible enough to work in partnership with others to ensure we deliver a responsible solution. 

We already have successful relationships with over 300 Clients in the UK, currently managing 750 properties, in 130 locations, housing over 3000 licensees. 

Ad Hoc are committed to ensuring our licensees live in a safe & secure environment, whilst also protecting our client’s asset and their reputation. As an approved “Safe Contractor” compliance is a must; Fire & Water Safety, Gas & Electric certificates, are all part of our basic Health & Safety when occupying our client’s properties.  We carry out regular inspections and spot checks of the property, plus visit for activities such as viewings, check-ins, check-outs and client access requests. 

Our licensees are working people, typically aged 21 or over, without dependents or pets living at the property, already seeking accommodation in the area. A thorough vetting process is undertaken before moving into the property, including meeting prospective licensees to assess their character and needs. The vetting process, undertaken by our referencing partner includes:

References: Employers, Character and Landlord (where applicable)
Proof of income
Proof of address (3 years history)
Photo ID verification
‘Right-to-Rent Scheme’ checks for those applicable
Credit check
DBS check (if property is in close proximity to a school or vulnerable adults) 

Of course sometimes our existing licensees may wish to transfer to a new property which of course they are entitled to do. 

Licensees reside in the property on a monthly rolling License Agreement. The agreement is a mutual 28- day notice period between Ad Hoc and Licensee. 

Should Ad Hoc place 5 or more licensees in to your property rest assured, we will apply for a HMO License from the Local Authority and cover the cost of the application. 

Our clients are required to retain their own building insurance and, where applicable, public liability insurance. However, for peace of mind Ad Hoc carries the following insurance policies, applicable to all managed properties: 

£10m Public Liability
£10m Employers Liability
£10m Guardian Liability
£5m Professional Indemnity 

Once our client requires their property back they serve notice to Ad Hoc, providing 31 days’ notice, in writing or by email. We in turn serve 28 days’ notice to licensees. During the notice period and in preparation for hand-back, Ad Hoc increase their property visits and intensify communication with licensees. 

Should licensee occupation not be suitable for a property, Ad Hoc can still protect your asset with one of our many traditional security solutions (monitored intruder alarm, static guard, monitored CCTV etc.)
